The right order

Cheapest first, always.

These are in ascending order of cost, and each one you keep up with defers the next. It is the whole argument for maintenance over replacement.

    Crack sealing

    Keeps water out of the base. Cheapest job on the list, largest effect on how long everything else lasts.

    Sealcoating

    Every 2–3 years. Stops UV oxidation and sheds water off the whole surface rather than one crack at a time.

    Patching

    Once holes have formed. Deals with the hazard and stops the failure spreading outward.

    Resurfacing

    A new surface on a base that is still sound. Considerably cheaper than replacement, and the option most people are never told about.

    When the foundation itself has gone. The one we would rather you never need, which is why the four above exist.

What types of asphalt services do you offer?

A full range of asphalt services: paving, resurfacing, sealcoating, crack sealing, pothole patching and asphalt repairs — for residential, commercial and municipal projects alike.

How long does it take for new asphalt to cure?

Asphalt dries within 24 to 48 hours, but it takes about 6 to 12 months to fully cure. During that time, avoid heavy loads and sharp turns to maintain the best surface quality.

How often should I sealcoat my driveway or parking lot?

We recommend sealcoating every 2 to 3 years to protect your asphalt from UV rays, water damage and cracks, helping extend its lifespan and maintain a fresh appearance.

What causes potholes, and how can I prevent them?

Potholes form due to water infiltration, freeze-thaw cycles and heavy traffic. Regular maintenance, such as crack sealing and sealcoating, can prevent potholes and prolong the life of your asphalt.

How do I know if my asphalt needs resurfacing or full replacement?

If your asphalt has widespread cracking, potholes or structural issues, resurfacing — adding a new asphalt layer — may be a cost-effective solution. However, if the foundation is severely damaged, a full replacement might be necessary. We offer free assessments to determine the best option for you.
